Selling does not have to be complicated. Here's how it goes:

- Your home goes live on MLS® and everywhere Buyers are looking.
- Offers come in. I walk you through every one. No pressure.
- We negotiate, accept, and handle the conditions.
- You hand over the keys, and you're SOLD.
That's it. I handle the moving parts so you don't have to.
How I price your home
Pricing is the whole ball game. Everything else is downstream of it.
Here's how I do it.
I pull the comparable sales in YOUR town. Not the region. Carstairs is not Airdrie. Didsbury is not Olds. A number pulled off a Central Alberta average tells you nothing useful about your street.
Then I walk your home in person. Square footage on paper does not tell me about the shop, the well, the mature trees, the furnace you replaced two years ago, or whether the basement was finished properly or just finished.
Then we talk strategy. Sometimes the right move is to price at market and let it work. Sometimes there's a case for pricing just under to bring competition. Sometimes you have room to test the top of the range. Which one fits depends on your timeline and how much inventory you're up against right now.
What I won't do is hand you a number you want to hear just to win the listing. Overpriced homes sit. They go stale. They end up selling for less than they would have if they'd been priced right on day one. I'll tell you what I actually think, and then it's your call.

Selling an acreage or rural property
Selling an acreage is its own thing. Wells, septic, outbuildings, water co-ops, that beautiful quarter of trees out back.... it all factors in, and it all needs to be marketed to the right person. I sell rural property out here all the time, and I know how to tell the story of a place so the right Buyer sees it.
Know what you're agreeing to before you sign
Here's something most Sellers are never told, and it matters more than almost anything else in the paperwork.
In Alberta, one REALTOR® is allowed to represent both the Seller and the Buyer in the same transaction. It's called transaction brokerage. It's completely legal, it happens all the time, and it requires both parties to agree to it in writing.
The part that doesn't get explained is what you're agreeing to.
The moment a REALTOR® represents both sides, they stop being your advocate. They become a neutral middleman. They can't advise you on what to counter. They can't tell you what they think the other side's motivation is. They can't tell you how hard to push. They have to stay impartial to both of you. Those are the rules, and they exist for a reason.
That's not necessarily a dealbreaker. Sometimes it's the right call. But you should walk into it with your eyes open instead of finding out halfway through a negotiation that the person you thought was in your corner isn't allowed to be.
So ask. Ask any REALTOR® you're considering how they handle it, what happens if a Buyer comes to them directly on your listing, and what changes for you if they do. Then make sure you understand the answer before you sign anything.

How much does it cost to sell my home with you?
Real estate commissions are set out in writing before you list, and we go over them together so there are no surprises. The short version.... you pay nothing up front, and we talk through every number before you sign anything.
How long will it take to sell my home?
It depends on your town, your price, and your home. Priced right and marketed well, homes out here move. At our first meeting I'll give you a realistic timeline based on what's actually selling near you.
Should I do anything to my home before listing?
Sometimes a few small things make a real difference, and sometimes your home is ready as is. I'll walk through it with you and tell you honestly what's worth doing and what's not.
Do you sell acreages and rural properties?
Yes, all the time. Acreages are one of my specialties. Wells, septic, shops, and land all need to be marketed the right way, and I know how to do it.
How do I sell my home in Alberta?
The short version. You sign a written service agreement with a brokerage. Your REALTOR® prices the home and gets it ready for market. It goes live on MLS® through Pillar 9™. Buyers come through. Offers come in and you negotiate to an accepted contract with conditions on it. Once those conditions are removed you're firm, and you hand over the keys on possession day. A lawyer handles the land transfer in Alberta, and I'll tell you when it's time to line one up.
Can one REALTOR® represent both the Buyer and the Seller?
In Alberta, yes. It's called transaction brokerage and it's legal as long as both parties agree in writing. What's worth understanding is the trade off. A REALTOR® acting in transaction brokerage becomes a neutral party and can no longer advise either side on negotiation strategy. Ask any agent you're considering how they handle it before you sign a listing agreement.
