Three Hills Real Estate

Three Hills is small-town Alberta at its most real.... a working Kneehill County town with room to breathe, honest value, and a lot more going on than you'd expect for its size. If you want space without giving up the things that matter (a hospital, good schools, a rink and a pool), Three Hills deserves a serious look. It's Better Out Here.

A Town That Punches Above Its Weight

For a town of around 3,500 people, Three Hills carries services that put a lot of bigger places to shame. There's the Three Hills Health Centre, a real hospital with 24 HOUR emergency, acute and continuing care, and lab and X-ray, right in town. That matters more than people think, until they need it. You've also got the Aquatic Centre, Centennial Place arena for hockey and skating, a curling rink, the Three Hills Golf Club, the municipal library, the Kneehill Historical Museum, seven parks, and kilometres of walking trails. Downtown has the shops, the coffee, and the day-to-day services you actually use.

The town also knows how to have fun. Every June, Three Hills hosts Cruise Night, a weekend for classic cars, trucks and hot rods that pulls in more than 8,000 people. It's the biggest event of its kind in Western Canada, and it tells you a lot about the place....proud, social, and happy to throw the doors open.

Let's Be Straight About Three Hills

Let's be straight about this one. Three Hills is NOT a Calgary commuter town. Sitting about 128 km northeast of the city, you're looking at ~90 minutes each way, so this isn't the place if you need to be at a downtown desk every morning. Where Three Hills makes sense is for the people who actually want the town: families who want space and a real community, folks who work locally or in agriculture and energy, remote workers who are done with the city, and Buyers who'd like their retirement dollar (and a hospital) close to home. Red Deer is ~1 hour north, and the Drumheller Badlands are ~40 minutes out your back door.

Here's the upside, and it's a big one. Three Hills is some of the best VALUE in Central Alberta. You'll get more house, more yard, and more shop than anything close to Calgary, at a price that still makes sense. The market is a mix of established homes in town, a steady trickle of newer builds, and acreages and farmland spread across Kneehill County. Inventory is limited (it's a small town), so when the right place comes up, it pays to be ready.

Schools and Education

Education is one of Three Hills' quiet strengths. Three Hills School is one of the largest schools in the Golden Hills School Division, running a full program from kindergarten to grade 12 under one roof, with around 490 students and the smaller class sizes you move out here for. Families who want a faith-based option have Prairie Christian Academy right in town. And then there's Prairie College, an interdenominational Christian college that's been part of Three Hills since 1922. A K-12 school, a Christian school, and a college, all in a town this size? That's rare, and it's a big part of why families put down roots here.

How I Help in Three Hills

A quick honest note: I'm based in Carstairs, about 50 minutes west, so I won't pretend I grew up on Main Street in Three Hills. What I will tell you is that this is exactly the kind of rural Central Alberta I know and work in every week, and Kneehill County is well within my range. My husband, our three kids and I chose this life on purpose, and helping people find their place out here is what I do.

When you hire me, (almost) everything is included. I've got you covered from start to finish, whether that's lining up an inspector who understands older homes and acreages, a water-test contact for a rural property, or the right photographer to show your place at its best on listing day. Buying an acreage or farmland around Three Hills? That comes with its own checklist (wells, septic, access, zoning), and I'll walk you through all of it. No double-ended deals here, and no pressure. Just a straight read on what's out there and what it's really worth.

Not sure if Three Hills is your town? No Problem! That's what I'm here for. Reach out and let's talk, or take a look at what's on the market right now across Central Alberta.

Rural Alberta changed me. It will change you too.
